HMK Living Penthouse vs. Suite: Which Room Is Right for You?

HMK Living's thirteen residences come in four typologies, each suited to a different kind of stay. The question of which residence is right for you depends less on price than on what you intend the stay to feel like — and what you intend to do in it. Here is the full breakdown.

The four residence typologies

Every residence at HMK Living includes a fully-equipped kitchen, fiber-optic mesh Wi-Fi, daily housekeeping, access to the Maisha & Spirit Spa next door, and the agentic WhatsApp concierge. The differences are in size, included services, and the kind of stay each is built for.

Studio Deluxe — the quiet retreat

Three Studios sit on the lower floors, with a single bedroom, a writing nook, a kitchenette, and a balcony onto the lake side of the building. Built for one or two travellers who prefer a calm room over a sprawling one, and want the lowest rate to enter the HMK Living experience.

Pick the Studio Deluxe when:

• You are travelling solo or as a couple on a short stay
• You will be out of the residence most of the day (meetings, golf, the spa)
• You prioritise the lowest rate
• You do not need a separate living area

The Studio sits on Bronze tier by default — Maisha Spa day-pass access, golf at standard green-fees, scheduled chauffeur on request.

1BHK Suite — the work-from-sanctuary default

The eight 1BHK Suites are the volume of the property and the default residence for most stays. Separate bedroom from the living area, a full kitchen (not just a kitchenette), a private balcony, and a dedicated work-from-sanctuary office setup — ergonomic desk, monitor-ready cabling, acoustic privacy.

Pick the 1BHK Suite when:

• You are a couple staying more than two nights
• You are an executive on a remote-work or corporate stay
• You want a real workspace, not a hotel desk
• You will cook some meals or order in rather than dining out every night

The 1BHK sits on Silver tier by default — adds spa signature ritual baths to Bronze, plus discounted Serena golf and chauffeur for airport transfers.

2BHK Suite — for teams and families

A single 2BHK Suite at HMK Living, designed for a small team, a family with older children, or two couples travelling together. Two bedrooms with en-suite bathrooms, a shared living area, full kitchen, and the Extended Retreat package (monthly rates plus weekly professional laundry) as the standard long-stay option.

Pick the 2BHK Suite when:

• You are travelling as a family with children
• You are a consulting team of 2–4 sharing accommodation
• You are relocating to Kampala and need temporary housing for 30+ days
• You want two bedrooms but not the full Penthouse scale

The 2BHK sits on Gold tier by default — unlimited Serena golf during the stay, full spa treatments, and dedicated chauffeur for half-day blocks.

3BHK Penthouse — the entertainer's residence

The single Penthouse occupies the top floor — three bedrooms, an open-plan living and dining area configured for entertaining (8–12 seated, up to 40 standing), a private rooftop terrace overlooking the lake, and an in-residence chef station off the kitchen.

Pick the Penthouse when:

• You are hosting — private dinner parties, family gatherings, VVIP receptions
• You are travelling as a multi-generational family or extended group
• You want the in-residence chef service on as the default
• You want a private chauffeur for the duration of the stay

The Penthouse sits on Platinum tier by default, which is where the value calculation gets interesting. Platinum includes:

• Dedicated chauffeur for 24 hours (booked in 8-hour blocks)
• Unlimited Serena golf for the stay
• In-residence chef service for private dining
• Platinum spa voucher at Maisha & Spirit
• Round-trip airport transfers from Entebbe

Booked separately on a 1BHK or 2BHK, those services add roughly $400–600 per day. On the Penthouse they are included.

Which residence saves more, including all services?

A common question: "Is the Penthouse worth twice the 1BHK rate?" It depends on what you would otherwise have ordered. For a four-night stay with two people who plan to use the spa, play golf, want airport transfers, and have one chef-prepared dinner:

The Penthouse comes out cheaper than the 1BHK plus the same add-ons. The pricing structure assumes Penthouse guests want everything included; the 1BHK rate assumes you might add some but not all.

This calculation flips back in the 1BHK's favour for guests who do not use those services. A pure work-from-sanctuary executive who skips golf and the spa makes the 1BHK Suite the right call by a wide margin.

Which residence is right for you — a quick decision

• Travelling solo or as a couple on a quick stay, no entertaining → Studio Deluxe
• Couple or executive on a 3–7 night stay → 1BHK Suite
• Family with kids, small consulting team, or 30+ day stay → 2BHK Suite
• Entertaining, multi-generational family, VVIP arrival, or simply want everything included → 3BHK Penthouse
