Terms of service.

By visiting hmkestates.net or using the HMK Estates owner iOS app, you agree to these Terms. If you don't agree, please don't use the services. "We", "us", and "our" mean HMK Estates Ltd, a company registered in Wakiso, Uganda.

The owner app is an internal tool distributed privately via Apple TestFlight to the property owner and authorised members of the HMK Estates team. Access is by invitation only; there is no public sign-up.

• Keep your password and biometric unlock private. You are responsible for activity under your account.
• Tell us promptly at reservations@hmkestates.net if you believe your account has been accessed by someone else.
• You can delete your account at any time inside the app (Settings → Account → Delete account). See the Privacy Policy for what happens to the data.

You agree not to:

• Reverse-engineer, decompile, or attempt to extract the source of the app or our APIs.
• Use the services to send unsolicited messages, host malware, or violate someone else's rights.
• Probe, scan, or test the vulnerability of any system without our explicit written permission.
• Use the services in any way that would breach Ugandan law or the law of the country you're using them from.

A reservation enquiry on the website is just that — an enquiry. A booking is only confirmed when we accept it and send you a written confirmation (typically via WhatsApp or email). Payment, cancellation, and refund terms are set out in that confirmation and override anything generic on this page.

All site content (text, photography, logos, the HMK Living wordmark) is owned by us or licensed to us. You may share individual pages and link to them, but please don't republish or rebrand them without written permission.

We do our best to keep the services accurate and available, but we provide them "as is". We don't guarantee that the website or the owner app will be uninterrupted, error-free, or that any defect will be corrected. Rates, room availability, and amenity descriptions can change — the confirmation you receive is the source of truth.

To the maximum extent allowed by Ugandan law, HMK Estates Ltd, its directors, employees, and partners are not liable for any indirect, incidental, or consequential loss arising from your use of the website or the owner app. Our total liability for any direct loss is capped at the amount you paid us in the twelve months immediately preceding the event.

We may revise these Terms from time to time. We'll change the "Last updated" date at the top of this page and, for material changes that affect owner-app users, surface a notice in the app on next launch.

These Terms are governed by the laws of Uganda. Any dispute that can't be resolved amicably will be referred to the courts of Wakiso, Uganda.
